Three pricing structures coexist in the Balearic market:

• Fixed monthly fee by service level (the most transparent)
• Hourly rate per service (garden, cleaning, pool…)
• Commission on the rental, if the villa is marketed (typically 15%–30%)

What the fee covers vs. billed separately

The fee usually covers management and oversight (key holding, inspections, coordination). Operational services — cleaning, garden, trades — are billed separately, at cost.

Transparency is key: insist on seeing every cost and invoice, ideally in an owner dashboard.

Signs of a good offer

Cheapest is not always best. Look for:

• Published rates and a written quote
• A clear list of what's included vs. rechargeable
• Rental commission stated clearly
• A single accountable point of contact
